Industrial Land?

On February 25, 2009 the Lee County Commissioners adopted changes to the Lee Comprehensive Plan amending, among other things, the Industrial Development future land use category.

Why is this important to you?
The future land use category controls what type of use may be constructed on a piece of land, and yes, it supersedes zoning. If your land is in the Industrial Development FLUC the amount of commercial office and retail uses permitted has been very limited. Language has been in place limiting retail uses to less than 30,000 square feet per development and office uses had to be "specifically related to adjoining industrial uses", all but eliminating stand-alone office uses within the industrial areas.

What has changed?
The language below eliminates the restrictive language allowing staff to approve a larger amount of retail and office uses. If your property is in the Industrial Development FLUC and has been zoned as an Industrial Planned Development (IPD) in the last 10 years, you can now amend the IPD and achieve a much more flexible product mix.

Is your property in the Industrial Development FLUC? 
If your property is north of Alico Road, west of I-75 and east of US 41 then most likely, yes. Likewise, if you are on Metro Parkway north of Daniels.
