Planned Unit (Residential) Development

A low-income housing redevelopment project of the former Flossie Riley housing complex owned by the Housing Authority of the City of Fort Myers. Our role was civil engineer and Planned Unit Development rezoning agent resulting in a 120 unit Senior Center and 272 unit multi-family affordable housing project.

Marsh Point

Planned Unit (Residential) Development

A 218 unit affordable housing residential subdivision for the Housing Authority of the City of Fort Myers. The single-family subdivision occupies 43.7 acres in the City of Fort Myers across the river from Billy’s Creek Filter Marsh Park. Our role was to plan the site, lead the project through the rezoning process, perform civil design and water management permitting.

 

The site design reflects new urbanism trends such as alleys serving garages, porches on the front of the house with closer setbacks to the main roads, sidewalks throughout on both sides of the roads, variation in housing types to keep the streets interesting and street trees. The mentioned design aspects required working with staff to obtain eight deviations, or “customizations”, of the Fort Myers LDC.

Town Lakes Subdivision

Single-family Housing Subdivision

As a joint venture project between Gassner Development, Inc. and the East County Water Control District (ECWCD), QAI was hired to provide the design and engineering of the primary and secondary water management systems for a 270 acre lake front subdivision. The design enabled the ECWCD to raise water levels by over 2 feet to restore hydroperiods and increase natural aquifer recharge.

 

The project consists of 388 residential lots, a 21 acre commercial site and over 90 acres of lakes. The project not only managed the stormwater for the development, but also enabled the ECWCD to utilize surplus storage in the lakes for a four square mile drainage basin. The overall project is capable of reducing peak storm discharges by almost 50% from the four square mile basin for a 25 year, 3 day storm event.

QAI was hired by the Progress Land Company to design and engineer the primary and secondary water management systems for a 297 acre golf course community to contain almost 400 residential lots, 6 acres of commercial property, 12 acres of multifamily, 13 ponds and over 35 acres of wetland preserves.

Hidden Pines Subdivision

Single-family Housing Subdivision

QAI engineered the 17 acre tract subdivided into 1 acre residential lots, prepared construction plans and specifications for the site’s development, and acquired all permits, including a U.S. Army Corps of Engineer’s Nationwide Permit.  Subsequent to an Environmental survey of the site, wetlands were delineated.

 

During the site design, wetlands were partially mitigated and partially preserved.  The stormwater management system designed for the project was designed to discharge through the wetland area; however, discharge was limited to that quantity that flowed through the wetlands in the pre-development condition.  As part of the system design, QAI studied and determined the pre-development hydrological conditions to the wetlands and subsequently designed a stormwater management system for the development that had no net impact to the wetland preserves up to 2 -year, 3 day storm events.

Tortuga

Single-family Housing Subdivision

Tortuga is a proposed 214 unit single-family subdivision located on 80 acres in the Island Park Area of Fort Myers, Florida. Our role was to design and permit the site and to inspect and certify construction completion.

 

Eight and half acres of existing onsite wetlands were set aside for preservation and used as an integral part of the water management system. The water management system was designed to have all water management lakes drain through the onsite wetlands, which serve as a filter marsh for the project. Routing the runoff through the wetlands benefit the wetlands by dehydrating them after years of being cutoff from historical inflows.
