SW International Tracts L&M

QAI was hired as a repeat client by Fire Service, Inc to engineer this 3 building complex in the Southwest International Commerce Center Industrial Park. This 12.85 acre site consists of (2) satellite distribution buildings totaling 121,000 S.F. and a two story 15,000 S.F office which will house the Fire Service business in the near future.

 

The site had to be designed to accommodate the semi truck traffic that is produced by such a facility. Both of the large industrial buildings are dock high buildings which required a unique grading design to insure proper drainage. All design was performed to Lee County standards.

 

Significant Services performed as part of the project:

        Acquiring a SFWMD Environmental Resource Permit Modification

        FAA permit required due to proximity to Page Field airport.

        HRS & FDEP utility permitting due to onsite lift station and water line extension.

        Post design and inspection services.

City Mattress Regional Distribution Center

In January 2002, QAI was engaged by Eaglecrest Construction, Inc. in a design-build effort on behalf of City Mattress, Inc.  City Mattress’ colossal growth has created a need for a major regional distribution center in Southwest Florida, specifically on Bonita Beach Road, just east of Interstate 75.  The site, 5-acres of agricultural land, was ideally located for the 61,000 square-foot building and operations.  The site had many design challenges requiring creative engineering.  One example includes the design of a bypass system for off-site stormwater flows that had historically bisected the site.

 

Significant Services performed as part of the project:

        FEMA Conditional Letter of Map Revision;

        Rezoning the site from agricultural land to light industrial;

        Hydrologic and hydraulic analysis for the basin and designed a conveyance system around the site for 25-year, 3-day storm events;

        Acquiring a site development order from the City of Bonita Springs;

        Acquiring a SFWMD Environmental Resource Permit (with District Board approval);

        Designing a water main extension, lift station and sanitary force main;

        Designing a left-turn lane on Bonita Beach Road in accordance with FDOT requirements; and

        Post design and inspection services.

ASAP Storage & Indian Paint Lane Extension

QAI was hired by ASAP Storage, Inc to design and permit a 7-acre storage facility with a ¼ mile extension of Indian Paint Lane (south of Daniels Road, west of I-75). During construction, QAI is providing CEI services to the contractor.  The project is located within the secondary protection zone for the protected Bald Eagle.  The QAI Team was successful in developing a Bald Eagle Management Plan that balances construction with habitat protection.  The site design includes over 130,000 SF of storage space and serves approximately 325 vehicle trips per day.  The extension of Indian Paint Lane required the design of a two lane roadway, water main, and force main within a 60-foot right-of-way.  The roadway and associated infrastructure was designed and permitted to Lee County specifications.
